FIRST MODERN OFFICE PROJECT IN PRAGUE 9 | 01.10.2007

The project at the intersection of Prosecká and Vysočanská streets fulfils the requirements for traffic accessibility both by car and particularly by public transport. Metro line C station ‘Prosek’ will be right next to the buildings. The three modern towers of ‘PROSEK POINT’ will be completed gradually in the years 2008–2009 and will offer 26,000 sq m of space. PROSEK POINT will thus become the first modern office centre in Prague 9 and neighbouring Prague 8.

TRAFFIC ACCESSIBILITY
“The continually rising demands on the traffic accessibility of office projects were one of the most important criteria in choosing the locality,” says Ing. Radek Spurný, Project Manager of J&T REAL ESTATE. “We intentionally prepared the construction schedule so that the new phase of the extended metro line C would be in operation when the first building is opened,” adds Mr Spurný. PROSEK POINT is easily accessible by car from the city centre, and offers excellent connection to the city ring road and highways to Teplice, Hradec Králové and the highspeed motorway to Mladá Boleslav.
The Vysočany and Libeň train stations are also located nearby. The new metro C station is right next to the building and the metro line B is just one bus stop away.

VARIABILITY OF SPACE
The second to eighth floors house large open-space offices. Each floor (950–1,100 sq m) can be divided into smaller units. This offers greater flexibility in organising office space.
The administrative areas are fully equipped with suspended ceilings and doubled floors. The building is fully air conditioned and fitted throughout with modern sprinklers to ensure fire protection.

SERVICES RIGHT IN THE AREA
The ground floors of the individual buildings will be offered as commercial premises, and a restaurant and café are planned in the central tower. Relaxation zones with vegetation and beautiful views of Prague are planned on the roofs of the buildings. The vicinity around PROSEK POINT contains a wide range of services including banks, a post office, shopping centres and restaurants.
The newly constructed park, which follows up on the existing vegetation, can be used for rest or pleasant work meetings.

LEASE IN FULL STREAM
“We have numerous parties interested in leasing office space already. We expect some of the tenants on the higher floors to be interested in part of the commercial premises on the ground floor. Therefore, we must register major interest in these premises for the present,” says Eduard Forejt of the Jones Lang LaSalle real estate agency.
From the onset, a team of architects participated in preparing the developer’s project, but a major role was played also by consultations and recommendations from real estate brokers (King Sturge and Jones Lang LaSalle).
“The detailed and fairly extensive preparations really paid off. After several months of offering the project, I may say that none of the clients’ demands have surprised us. Ongoing negotiations have assured us that PROSEK POINT has the potential to become the first successful project in this locality,” the real estate agents agree.
